Preamble

Real estate is built on trust.
As professionals operating within the hōmhub ecosystem, Realtors, Real Estate Agents, and Estate Agents commit to serving consumers with integrity, transparency, professionalism, and fairness.
This Code of Ethics establishes the principles and standards expected of every professional who chooses to operate within the hōmhub marketplace.

Article I – Duty to the Consumer

1. Protect and Promote Client Interests

Agents shall protect and promote the interests of their clients while treating all parties honestly and fairly. Advocacy does not excuse misrepresentation, concealment, or deception.

2. Present All Material Facts

Agents shall disclose known material facts about a property or transaction in a timely and transparent manner, subject to lawful confidentiality obligations.

3. Avoid Misleading Representations

Agents shall not exaggerate, misstate, or conceal relevant information regarding property condition, pricing, market value, or transaction terms.

Article II – Transparency in Compensation

4. Commissions Are Negotiable

Agents acknowledge and affirm that real estate commissions are negotiable.
Compensation is not fixed by law and shall not be represented as mandatory, standard, customary, or non-negotiable.
Agents must communicate clearly and honestly with clients regarding compensation structures, options, and flexibility.

5. Clear Disclosure of Compensation

All compensation agreements must be disclosed in writing and agreed to by the client prior to service delivery.

Consumers must understand:

Who is paying the commission
How much is being paid
When it is earned
Whether it is negotiable

6. No Steering Based on Compensation

Agents shall not direct, discourage, or influence clients toward or away from properties based on compensation differences.
Client interests must always supersede financial incentives.

Article III – Professional Conduct

7. Honest Advertising

Agents shall present a true picture in advertising, marketing, and representations to the public.

8. Respect for Exclusive Agreements

Agents shall respect valid exclusive representation agreements and shall not interfere with another professional’s lawful relationship with their client.

9. Cooperation with Other Professionals

Agents should cooperate with other real estate professionals when it benefits clients and facilitates efficient transactions, except when cooperation is not in the client’s best interest.

Article IV – Competency and Continuous Improvement

10. Maintain Professional Competence

Agents shall provide services only within areas of competence and shall seek education, training, or consultation when needed.

11. Embrace Innovation Responsibly

As participants in an AI-powered, technology-forward marketplace, agents shall use digital tools responsibly, ethically, and in ways that enhance consumer understanding rather than confuse or mislead.

Article V – Consumer-First Standard

12. Put the Consumer First

Agents operating within hōmhub commit to a consumer-centered philosophy.

This includes:

Transparent communication
Flexible negotiation
Respect for buyer and seller autonomy
Clear explanation of risks and responsibilities

13. Fair Housing Commitment

Agents shall provide equal professional services without discrimination based on legally protected characteristics and shall actively promote inclusive access to housing.

Article VI – Integrity of the Marketplace

14. Accurate Data and Documentation

Agents shall ensure that listing data, property details, and uploaded documents are accurate to the best of their knowledge.

15. Responsible Use of AI

Agents shall not misuse artificial intelligence tools to fabricate property details, alter material facts, or mislead consumers.

16. Avoid Conflicts of Interest

Agents shall disclose potential conflicts of interest promptly and clearly.
